Orchard Barn – A Luxurious Countryside Retreat

Originally built to house The Manor’s hay and animals, Orchard Barn now stands as a beautifully restored getaway, nestled on the edge of its own long meadow in a private hamlet of five luxury cottages. Spacious, warm, and inviting, it offers the perfect blend of rustic charm and modern comfort.

Indulge in the secluded 6/7-seater hot tub, exclusively yours to enjoy, with breathtaking views of the surrounding woodlands. Whether you're unwinding with family or sharing a bottle (or two) of Prosecco with friends, it’s the ultimate spot to relax.

Step Inside & Unwind

Enter through the front door - accessible via a flat path or steps - into a welcoming lobby. From here:

* Ahead: A twin bedroom sits opposite a family bathroom and downstairs WC.

* To the left: Carpeted stairs lead up to a king-size en suite bedroom.

* On the right: The heart of the barn - a stunning open-plan living space.

Beneath the soaring oak-vaulted ceiling, an expanse of glass on both sides floods the space with natural light, seamlessly blending the indoors with the surrounding countryside. At the centre, a magnificent Norwegian Jøtul log burner sets the scene for cosy evenings. Open its glass panels and enjoy the crackling flames of a real open fire.

Gather on the large corner sofa or settle into the armchair to share stories of the day’s adventures. The 26-foot-long open-plan space includes a stylish yet practical dining and kitchen area, featuring a sturdy farmhouse table for 10 and top-of-the-line integrated appliances - including a gas range, microwave, fridge, freezer, and dishwasher.

A further set of stairs leads from the kitchen area to a a second king-size en suite bedroom, ensuring comfort and privacy for all.

For entertainment, free WiFi, TV, and a Sky package are included.

Geoff and I feel privileged to call Sutton Baynham Farm home for 29 years. A special spot in the Forest of Dean - surrounded by rolling hills clad in woodland. Working in the business day to day you’ll probably have spoken with me when booking – we manage a small team to strive to create a truly wonderful holiday experience for you. From farming stock, with 5 grandchildren we feel strongly about protecting the planet and this beautiful area. We’ve installed as much as we can to reduce both guests’ and our carbon footprint. Investing in eco-initiatives: • Electric vehicle charging point • 200 Kwh biomass boiler using local woodchip – heating cottages (24/7), hot water and hot, hot tub water too • Water harvesting – most wc’s flushed with harvested water and all laundry serviced in-house with harvested rain water - 400 thread count bed linen really lovely and soft to sleep in • Heat pump tumble dryers for laundry • Recycling area • Containers for composted and food waste for our chickens which returns as eggs for us all to enjoy! • LED lighting
